Sale Specifications
All retail and professional space
can be subdivided depending on the buyers needs and the remaining
availability of space. The total square footage of the retail and
professional space is 13,333 sq. ft. and 26,667 sq. ft., respectively.
The building has the following specifications:
Structure: Masonry exterior
walls with steel frame and glass windows.
Roof Construction: Standing seam metal roofing
over rigid insulation on metal decking on open
web steel joists.
Floor Construction: First
floor - concrete slab on grade. Second and third floors - concrete
slab on metal decking on open web steel joists. All floors will
be designed for live loads of 100 lbs. per square foot and will
be ready for carpet or tile (by buyer). Galleria common area washrooms
on second and third floors will be tiled. The common area hallways
on second and third floors will be carpeted. Tenant to provide their
choice of flooring and wall base within their own unit.
Ceiling Construction: Standard
ceiling grid and panels to be provided by Seller. Ceiling height
to underside of steel joists will be 11 feet. Ceiling height to
underside of mechanical ducts will vary from a minimum of 8 feet.
Suspended ceiling to be 10 feet maximum above the floor.
Retail Storefront: Exterior
storefront windows will be aluminum frames with 1" insulated
clear glazing and high performance paint finish. Interior storefronts
will be either steel or aluminum frame with a high performance paint
finish. Refer to architectural plans for entrance locations. All
storefronts and entrances will be provided by Seller.
Windows: Non-operable anodized
aluminum frames with 1" insulated glazing on the first floor
and semi-operable windows on the second and third floors.
Restroom Facilities: Second
and third floors will be provided with public toilet facilities.
Private toilet facilities may be installed by buyer.
Demising Partition Construction:
Demising walls consisting of masonry concrete block or 5/8"
gypsum board on metal studs with acoustical insulation. All gypsum
board is taped and sanded and ready for buyers finish. Buyer to
provide interior partition walls.
Lighting: Standard Fluorescent
lighting to be provided by Seller.
Parking: Due to the Special
Use District (SUD) Agreement, all parking lots of adjoining neighbors
must be connected and therefore ample parking is provided in excess
of the minimum requirement.
Service Entry: There will
be no dedicated service entry. Service will be by buyer’s
storefront or Galleria entrance.
Exterior Buyer Building Signage:
Exterior Building Signage will be allowed for the first floor retail
buyer. Buyer will be required to conform to a signage code specifying
size, location, and allowable materials and will be provided by
the buyer.
Monument Signage: A monument
sign will be placed at the center of the Phase II lot along U.S.
Route 30. Space for each buyer’s name will be provided subject
to slot availability at the buyers cost.
Refuse Disposal: A trash
container will be provided by the Seller and located at the northeast
corner of the parking lot. Buyers will be responsible for removing
trash from building and placing it in the container.
Doors: Exterior door and
lock to be provided by the Seller, interior doors and locks to be
provided by the buyer.
Utilities: Utilities will
be metered separately to buyer where possible.
Electrical: Seller will
bring electrical service to each individual unit and will provide
standard outlets.
Real Estate Taxes and Assessment:
Buyer shall pay on a monthly basis an assessment for their proportionate
maintenance and upkeep of the building and the surrounding grounds.
Assessments will be computed as a monthly charge on a per square foot
basis of the buyer’s useable space. The operating fund assessments
are estimated to be 23 cents p.s.f. per month for retail
space and 14 cents p.s.f. per month for professional offices.
The capital fund assessments are estimated to be 2.50 cents p.s.f.
per month for retail space and 1.50 cents p.s.f. per month for office
space. The Board will review any increase or decrease to that charge
at least annually, however, all assessments are subject to change
at anytime at the discretion of the Board of Directors. Real estate
taxes will be billed directly to the buyer by the County, however,
they are estimated to be $2.25 per square foot per year. The building
has received a nine year scaled tax abatement and that benefit will
be passed on to the buyer.
