The Galleria Building has been approved to sell or lease space and therefore, all of our leases have a standard clause with an option to buy.
All of our leases are gross (no extra pass throughs to you) and are a minimum term of three years. Utilities are separately metered and we require only one month security deposit. You have the option of doing your own build out or using our construction crew and we will charge you by invoice at cost, or amortize it into the lease rate over the length of your lease.
Utilities are separately metered and we estimate your condominium association assessment to be $0.20 p.s.f. per month for office space and $0.33 p.s.f. per month for retail space. Buyers can arrange their own build out as long as we have a sketch and sufficient details of the construction. If we are to do the build out, we can either charge up front by invoice or include it in your purchase price at closing.
